We have several sizes ranging from a 5 ft by 5 ft unit to units as large as a two car garage. You can see all of our units and prices here. We also have a storage calculator to help you determine what size you may need. Our units range between 8 to 10 feet tall so if you feel comfortable stacking items, you will be able to fit more into a smaller unit.
A standard unit has a concrete floor and concrete block walls, then finished inside with drywall. You would drive right to the door and it will be slightly insulated from outside temperatures. The unit is fully enclosed. A temperature controlled unit is inside of a building that is regulated by an HVAC system and is typically kept between 60-75 degrees Fahrenheit. The temperature controlled buildings are carpeted and all on the ground level.
We typically recommend that you store artwork in temperature controlled units. A lot is up to personal preference. The standard unit would be similar to storing your things in a garage; for a lot of household items this is sufficient. Of course, if you have rare books or antique furniture, you may have more peace of mind in storing these things in a temperature controlled unit.
You provide your own padlock for the door. We sell locks in our office if you would like to purchase one from us. We would be happy to show you how to ensure the unit is properly locked up if you are unsure.
After looking over the units on our website, click the “Quick Reserve” button to fill out a short form so we can reach out to you and complete your lease over the phone or arrange a time for you to come in person. You are always welcome to give us a call and make a reservation over the phone if you are still undecided about the type or size of unit you may need.
If you are not able to sign your lease in person or prefer to do things electronically, we can set up everything over the phone or through email and then email you a link to e-sign your lease.
We rent by the month so you can rent for as short a time as a single month or continue renewing your lease as long as you need. Some tenants need storage for several years. The lease automatically renews if you are still occupying/ paying on the unit. Your rent comes due on the same day every month and depends on when you move in/ set up the lease.
When you are ready to move out, please be sure you remove everything from your storage unit and take the lock off the door. We appreciate a phone call, email, letter or visit in person to confirm that you have moved out of the unit.
You can pay by check, cash or card. We have a locked dropbox for checks if you want to save a stamp but can’t make office hours. You can pay by card over the phone, in person, online or by going on autobill. Paying with a card will incur a small fee.
Your rent will come due according to the anniversary date of your move in or lease date. For a lot of people, this is around the first of the month but if you decide to move in on the 22nd of the month, your rent will come due on the 22nd of every month you continue to rent with us.
If you need to permanently change your monthly rent due date we can adjust this for you to coincide with your paycheck or off-set other bills. Just let us know if you need to switch your due date.
We know life can get a little busy so we do have a five day grace period before a late fee would be added to your balance. If you are still past due after 5 days from your rent due date, you may be overlocked and subject to late fees. If several weeks pass by without payment, we do begin the auction process. We do our best to work with tenants if they stay in contact with us!
We only rent by the month so we do not prorate rent. That said, if you have more than one unit rented with us, we can credit part of the moved out unit’s rent payment to the remaining unit if you plan to keep at least one space with us.
We can email an invoice if you provide us with your email and request to be invoiced. Most of our tenants set up automatic checks from their bank, set a reminder in their phone to call us for payment, or opt for autobill to help remember their rent payment.
We do not insure your belongings but you can always check with your insurance provider to see if your household or business items would be covered off-premises under your current policy or to add a rider to your existing policy (homeowners, renters, etc). You could also seek out a storage specific policy through certain providers (see below).
Here are a few companies to check out:

You may even be able to get a renters policy that covers storage through Progressive or another

While we do not rent moving trucks or move items ourselves, we know some great local movers! (See below.) We sell several different sizes of packing boxes. You will also find moving carts inside the bigger temperature controlled buildings and we are happy to loan out our appliance dolly during office hours.
We have worked with several local movers, including: Geoff Snow and his team at valleysmartmove.com/#services bobbyeharrismoving.com/ affordablemovinglc.com/ greenvalleyauctionsandmoving.com/
We are in the office 9am until 5pm on weekdays and 9am until noon on Saturdays. We are closed on federal holidays. We do our best to keep our holiday schedule up to date on Google so you can check there or give us a call if you’re not sure!
Life can be unpredictable! If you need help for an emergency regarding your unit, we have an after-hours phone number that will connect to one of the employees even outside of office hours. Please call our main office number at 540-246-0181 to leave a voicemail for payments, questions about your account, or other requests. If you are having an emergency, the after hours phone number is provided on our voicemail recording.
The grounds are open daily from 6am until 10pm. We are closed during inclement weather- stay safe!
We have over 60 security cameras throughout the grounds and are fully fenced and well lit. We have a staffed office on site in case any issues arise.
Yes, 18 wheelers are able to access all the units on the grounds. We are also happy to do our best to accommodate requests for having a unit in a specific area of our grounds to make driving and loading/unloading semi-trucks even more convenient.
All of our units, standard and temperature controlled, are on the ground level so you will not have to use a stairwell or elevator to get to your unit. Some units are more flush to the ground than others so if you wish to store a vehicle inside a unit, we do our best to find a unit that doesn’t have much of a ledge. Some of our temperature controlled buildings do have a couple steps that lead up to the building from the aisle. We are always more than willing to find the best unit to suit your needs.
You may have noticed two different parking prices on our website; one is for a standard vehicle and small trailer, the other is for large trailers and RVs. These are outside parking spaces on our grounds. We also have 10x20 units which are about the same size as a one car garage. Give us a call or stop by if you want to see or discuss your parking options!
